Parkway Village (PKV) Overlay Zoning Overview The City of Roswell instituted the Parkway Village district to coincide with the expansion of the Woodstock / Crossville Road (Highway 92) corridor expansion. The City moved to put in place zoning ordinances that were both development friendly and aesthetically pleasing. The zoning calls for buildings reminiscent of 18th & 19th century architecture and 40 foot street scape, with mixed uses and inter parcel access throughout. Properties retain all of their rights allowed with the underlying zoning, however additional property rights are conferred to those who meet predefined criteria set forth in the zoning code.
Parkway Village (PKV) Overlay Zoning Benefits
- 40 foot street scape buffers with fences and connected sidewalks
- Building architecture to mimic 18th & 19 century buildings
- Monument signs to match parent building
- 2.5-4 parking spaces per 1000 Sq. Feet
- Minimum lot size for single-family (Townhomes & Condos) is 9000
Sq. Feet (Maximum density is six units per acre).
- Interior roadways ~ Inter parcel access throughout
- Increased density for Office & Retail ~ 20,000 SF per acre max.
- Increased building height ~ 65' max.
To qualify for the above benefits, the development must comply with 60% of Roswell’s Zoning Code set forth in section 12.2.5.
